Being a Condo Administrator can be fulfilling as you get to direct the overall work and services of your condominium building but the job can also be exceptionally time-consuming. Condo owners usually vote into the syndicate someone who has a prominent job title, (like an accountant, stockbroker, lawyer, etc.), society's first responders, (like doctors, nurses, policemen, firemen, etc.), or a retired business person. While most of these people could make the time, their schedules limit the very demanding and time-consuming job of a Condo Administrator.
For example, a good Condo Administrator will usually try to obtain three different quotations for any service. Three different quotes should be presented to the syndicate so that an objective and fair selection can be made for that service. Similar to submitting or tendering bids for city work, the syndicate should get the condo work done by the most reputable firm as well as the least expensive. While this is easily said, getting this information can be time consuming and difficult.
Let's say that a downtown condominium building needs its windows to be cleaned. The Administrator will be required to call three companies and try to get the quotations emailed in. But if the window washing company needs to make an appointment to visit the premises with someone in charge on-site because he wants to know exactly what service is required, would the Condo Administrator have the time to be at the building away from work and wait for the appointment? And on three separate occasions since he has to get three different quotations? Will the Administrator also be on-site to oversee the work during the time the windows are being washed?
